Great George Street achieves RESET™ Air Certification

In 2016, Hermes Investment Management established a partnership with managing agent JLL and sustainability consultants Carbon Credentials to implement a program to improve energy efficiency and comfort. This programme, coined the Collaborative Asset Performance Program (CAPP), focused on optimising technology and engaging with stakeholders to reduce energy use and improve conditions for building occupants.  With aspirati­onal goals set, the project team applied the CAPP program to a prominent, existing property located at 8-10 Great George Street, London, UK.

 

Carbon Credentials, a driven and experienced team of experts have had RESET Accredited Professionals on staff since 2018. With this specialized accreditation, Carbon Credentials was equipped with the requisite skillset necessary to provide the 8-10 Great George Street project the support needed to meet sustainability objectives and RESET Air Certification.

RESET Air is the world’s first sensor-based, performance-driven building certification program where indoor air quality (IAQ) is continuously monitored and measured against international recommendations.

 

In order to achieve RESET Air Core & Shell certification, projects must be able to demonstrate through data reporting, that IAQ levels stay within thresholds outlined in the RESET Air Standard. This includes monitoring the following specific pollutants:

  • Particulate Matter (PM2.5) ≤ 12 μg/m3 or better than 75% filtration reduction at > 48 μg/m3
  • Total Volatile Organic Compounds (TVOC) < 400 ug/m3
  • Carbon Dioxide (CO2) < 800 ppm

Additionally, temperature and relative humidity must be continuously monitored as both are instrumental in understanding air quality and go hand-in-hand with energy consumption metrics.

 

Projects seeking RESET Air certification, must maintain threshold levels over a three-month period, called the Data Audit phase. This phase is critical in order for projects to be able to review and assess the mechanical system, air filtration design and ventilation equipment.  For 8-10 Great George Street, the Data Audit phase began in January 2019, continued through March and culminated in the proud achievement of certification on April 1st, 2019.

 

We initially found some issues with carbon dioxide levels, but the building analytics which we’ve been using for energy efficiency highlighted the opportunity to reduce the amount of air recirculated. This solved the Carbon Dioxide issue immediately and we were able to proceed to certification. The RESET analysis has since helped us tune the energy performance of the building without reducing the quality of tenant experience.” Liam Rock, Senior Energy Performance Engineer, Carbon Credentials.

 

Moving forward, the project will continue to monitor air quality and will communicate the data on an ongoing basis in order to promote transparency and social equity amongst building occupants as required by the RESET Air Standard.
